COVID-19 Safety Protocols for Listing and Home Selling

Do you need or want to sell your home but are worried about this current virus scare? Homes are still selling and steps in mitigating your exposure to the virus can be taken! We offer 3 protocol options for selling your home based on your level of comfort:

  1. Show property as normal with these minimum showing standards: See below guidelines which involve ensuring the Buyers/clients are healthy and have not been exposed to COVID-19 (to the best of our ability) and limit spreading of germs during the showing. Disinfected wipes will be provided at the front door.
  2. Show property on a limited basis: The property will be limited to showings on specific days of the week or certain times of the day (what works best for the Seller). If the Seller can leave for the weekend, the home can be shown over the weekend, disinfected and thus limit exposure to the Seller.
  3. No physical showings of the property: If the Seller is not comfortable showing the home at all, we will create a 3D tour of the home for Buyers to view virtually. A Buyer can only view the home in person once an offer or letter of intent is accepted. This Buyer will need to follow the minimum standards per No. 1 above when viewing the home.

Opportunity:

This may be an good opportunity to sell your home. Yes a percentage of Buyers have stopped looking, but many Sellers have decided to not sell at this time and thus inventory is still tight and home prices appear to be holding steady at the moment. There are Buyers that need to buy and Buyers looking for rural properties!

COVID-19 and Showings

Coronavirus Disease 2019 (COVID-19) represents a serious health threat to persons exposed to it. In order to make every effort to protect everyone’s health and reduce the spread of this disease, the following is required prior to entering the seller’s home.

We ask you to review and respond to the following four health status questions. Your answers should represent how you are feeling TODAY.

  1. Do you have a fever?
  2. Do you have a cough or are have trouble breathing or have shortness of breath?
  3. Have you had contact with a person who has a confirmed or presumptive positive case of COVID-19?
  4. Have you traveled outside the United States or to a region that is heavily infected within the past 14 days?

 

Should the answers to any of these questions be “YES”, you will need to reschedule the showing for another time.

If the answers to ALL these questions were “NO”, we ask you to adhere to the following guidelines set by the Arizona Association of REALTORS® and the CDC.

  • All parties will use hand sanitizer before and after entering a home
  • All parties will avoid touching anything in the house
  • Agent will open all interior doors, turn on lights, open blinds, etc. Please refrain from conducting these functions yourself
  • Number of individuals in the house at any one time will be limited and all parties must be at least six feet away from each other during showings
  • Should you need to cough or sneeze, you are required to cover your mouth and nose with a tissue or use the inside of your elbow - tissues should be removed from the house and thrown away outside the premises
