Black Canyon Retreat
Black Canyon Retreat: A community feel with cul-de-sac streets and large lots (1-ac or larger). This area of New River was established in 1960 when subdivided by Phoenix Title & Trust Company as 1 to 2 acre lots with planned roads (mostly dirt) and cul-de-sacs. This neighborhood along with Wranglers Roost is perhaps the oldest neighborhood in New River.
- Types/characteristics of Homes/Properties: Mixture of single family homes and manufacturer homes with a wide variety of styles. There are some newer homes (built within the last 10 years) but most homes are 10-years old and older.
- Views & Topography: Many lots have views of Gavilan Peak and some with views to the north. Views considered average. Mostly flatter lots with a mix of hills.
- Roads: 27th Ave is paved which gets you close to many of the homes. The remaining roads are all gravel/dirt and mostly maintained by the County.
- Public Land Access: Surrounded on 3 sides by State Trust land (west, east & north) with access off 27th Ave.
- Distance to Amenities: 2 to 4 miles to the New River commercial area
- Well Performance: A good amount of wells have gone dry due to their age (older wells) and shallow depths. The water table was higher years ago and so the wells drilled then tend to be shallower.
- Lot Sizes: Mostly 1 to 2 acres lots.
- Constructability: Not many vacant lots left for sale but construction difficulty is average.
