Gavilan Peak Estates
Gavilan Peak Estates: At the base of Gavilan Peak, this highly vegetated hilly country provides a mixture of homes with commanding views (on top of hills), open spaces with a definite rural feel. Most properties have great views of Gavilan Peak. However some properties on top of hills have additional views of the surrounding mountains while some properties within valleys have limited views. There is one unnamed gated community where the neighbors got together and put in a gate and paved their private road.
Gavilan Peak is encompassed by private land but there is a hiking trail starting on the west side of the peak (steep & technical!). Many folks in this area are private but friendly people (no trespassing signs are common). Along the frontage road, there are commercial establishments including Zen Dispensary, El Pizzeria Sports Bar & Grill, Glossy Heifer, Desert Rock Products, and a off-road vehicle rental place.
- Types/characteristics of Homes/Properties: Many Santa Fe & Tuscan style homes with a good mix of newer and older homes. Mostly single family residents.
- Views & Topography: No views to amazing views depending on lot and house placement, hilly topography with the only flatter land on the north side near New River Road.
- Roads: Gravel winding roads and some can be rougher as you get higher up the mountain
- Public Land Access: Access to State Trust Land to the south
- Distance to Amenities: 1 to 3 miles to the New River commercial area
- Lot Sizes: Minimum 1 acre but many lots over 2 acres
- Well Performance: Wells tend to be a little deeper, medium to deep.
- Constructability: Tougher construction due to hillside grading for most lots
