Kiwanis Park/15th Ave
Kiwanis Park/15th Ave: The views of New River Mesa are striking when you top the ridge on 15th Ave. This neighborhood (upper northern part) has perhaps the best views of the mesa (and to the north) of any area in New River. The lower (southern) area has good views to the south.
Kiwanis Park is an 80 acre park and the only park in New River. It has a horse-riding arena, softball fields, a playground, ramadas, a senior center and more. There is often horse riding in the arena on Friday nights and the senior center is active.
- Types/characteristics of Homes/Properties: A good mix of home styles, mostly a southwest flavor, less manufacturer homes.
- Views & Topography: Good to excellent vies of New River Mesa, mostly flatter lots
- Roads: 15th Ave is paved, rest are gravel
- Public Land Access: State Trust land is accessible to the west
- Distance to Amenities: 4 to 5 miles to New River commercial area, 8 miles to Anthem
- Lot Sizes: Majority around 1 acre but a good amount at 2 acres.
- Well Performance: Generally good wells (call for more details).
- Constructability: Many of the remaining lots tend to be a little steeper than average.
