Old Stagecoach Proper

Old Stagecoach Proper: Tucked away in the northern reaches of New River along the banks of New River wash, this neighborhood has a small ranching community feel along a desert oasis (New River Wash). Homes either sit along the river bank (flatter lots with mature trees) or are elevated on the bluff above the river.

These elevated homes have great views towards the west, south and some with views towards the Bradshaw Mountains (you will hear I-17 traffic). There are times when New River is flowing so one must go the long way around taking Coyote Pass Rd to 33rd Ave. This area also provides access to the New River Natural Reserve (owned by Desert Foothills Land Trust) which is a 20-ac preserve. “The palm trees seem out of character for this 20-acre preserve along New River, but in 1886 it was a bustling ranch headquarters. The owners, the Frank Alkire family, planted palms and eucalyptus to shade the stream-side home they called the Flying Y Ranch. Over one hundred years later rancher Steve Bragg bought the acreage. Realizing the historical and environmental significance of the property, he began discussions with DFLT, and deeded the reserve to the Land Trust in 1994.

The lush wildlife habitat, fed by a year-round spring, includes a rare willow and cottonwood forest, considered the most endangered forest type, as well as mesquites and native walnuts. Because the reserve is in the midst of ranch land, certain restrictions have been placed on the property. A fence was built around the area to keep cattle from eroding the banks of the stream. Gates allow entrance for people on foot, bicycles or horseback. The New River Reserve is readily accessible from Old Stage Coach Road in New River and is open year round during daylight hours.”

  • Types/characteristics of Homes/Properties: Properties 1-ac or larger with most over 2 acres. Homes vary as single family and manufacturer with many homes established in the 1970’s & 1980’s. Willow Hill Ranch can be seen be seen from 35th Ave and provide horse back riding.
  • Views & Topography: Properties along the river are generally flatter with limited views. Properties on the bluff have good to great views and are generally steeper with less usable land. You will hear I-17 traffic!
  • Roads: Major roads are all maintained gravel. Pavement ends on OId Stage Road/Frontage Road at New River wash.
  • Public Land Access: Access to State Trust land to the north thru the New River Natural Reserve. State Trust land also borders to the east.
  • Distance to Amenities: 2 to 3 miles to New River commercial area. 6 miles to Anthem
  • Lot Sizes: 1-ac min, most lots at or over 2 acres, a handful near 5 acres
  • Well Performance: Well performance is generally good, there is good shallow water near New River wash. Call for more details.
  • Constructability: Floodplain impacts near the wash and hillside construction for properties on the bluff.
