Buying and selling homes in New River and Desert Hills can be quite different than buying or selling in metro Phoenix. There are many issues to consider that are outside the norm from your typical cookie cutter home. Let’s consider some of these issues now.

First let’s consider the market. Homes move a little slower in rural areas and the Buyers are a different breed (not good or bad, just different). These Buyers are looking for more property, are more self-sufficient, love wildlife, want to raise animals, and more. In the current market homes are selling for close to what Sellers want but on average taking 120 days to sell.

Although you might see coyotes running thru metro Phoenix, they are quite common in New River & Desert Hills. You will also find javelina, rabbits, and deer which love an unprotected garden. They will find your garden and destroy it in one night without leaving a tip. Don’t bother billing them because they have no home address and I’m unaware of any javelina debt collectors. Also know there are the crawling and slithering creatures such as snakes, scorpions, spiders, and so on; although the frequency of seeing these creatures is over stated.

Now some questions to consider when purchasing a home in this rural area. Is there legal access? Who maintains the gravel road? Is the well shared and what’s the performance/output? What is the age of septic system? What type of funding might require a road maintenance agreement? Is there floodplain on the property or nearby? A Buyer of course needs to have these questions answered. As a Seller, you will want to anticipate these questions and ensure there are not issues that can be taken care of before the home is on the market to save money and delays.

Last, as the Phoenix metro continues to grow, the areas of New River, Desert Hills and Cave Creek will grow in demand and value. It’s a great place to raise a family and will always remain beautiful and open (due to the zoning laws).
